Vrbo adds a service fee to the traveler’s total at checkout. Vrbo states that the percentage varies with the reservation amount, and it is calculated on the reservation total before taxes and refundable fees. Figures commonly quoted for travelers fall somewhere between roughly 6 and 12 percent.

Airbnb has moved most hosts to a single, host-only service fee of about 15.5 percent, so many guests no longer see a separate Airbnb line item. Some older listings still show a guest fee of around 14 percent. A fee paid by the host doesn’t disappear, though. It has to be covered somewhere, and the nightly rate is the usual place.

Here is why it matters on a beach week. Take an illustrative $3,000 rental with a 10 percent guest service fee. That’s $300 paid to a platform that adds no extra night, no better view and no earlier check-in. Your exact numbers will differ, so the only reliable comparison is the final total, with taxes and all fees included, for the same house and the same dates.

  • Your questions go through a messaging system rather than straight to the owner.
  • Policies on pets, cancellations and group sizes are shaped partly by the platform, not just the owner.
  • Details can get flattened. A listing may say “pet-friendly” while a weight cap or one-dog limit sits deep in the house rules.
  • Nothing carries over. You start from scratch with every booking, and the owner may never know you’re a returning guest.

For a large-group or multi-family trip, those gaps matter more. Questions like “Can the two sides connect?”, “Is the loft suitable for a nine-year-old?” and “Can we bring both dogs?” deserve a real answer from someone who knows the house.

  • No platform service fee. The rate you see is not topped up by a marketplace charge at checkout.
  • The owners answer your questions. They can tell you what the deck is like at sunrise, which side suits your group, and what to expect in September.
  • Straight answers on pets. Dune Castle takes up to two dogs under 75 pounds, with prior approval and a pet fee. You get that answer from us, in writing, before you book.
  • One or both sides, your call. Dune Castle is a duplex with an adjoining interior door. Each side sleeps up to 10, and rented together they sleep up to 20. On a platform, that’s two separate listings. Direct, it’s one conversation.
  • Continuity. We’ve been a family-owned property since 1996. Guests who come back are guests we recognize.

Booking direct isn’t right for everyone in every situation, and it’s worth being straightforward about that.

Platforms offer built-in booking protections and a single place to keep your reservations. If you’re renting from someone you can’t verify, or you’re using travel credits earned on a platform, that structure has value. Some travelers are simply more comfortable paying through a marketplace.

How to Verify a Direct Booking Is Safe

A trustworthy direct owner will welcome your due diligence. Before paying anyone, confirm the basics:

  • The property address is real and matches across the owner’s website, Google Maps and other listings.
  • Guest reviews exist on independent sites, not only on the owner’s own pages.
  • Payment goes through a recognized booking system by credit card, not by wire transfer, gift card or a payment app request.
  • You receive a written agreement covering dates, total price, cancellation terms and house rules.
  • A real person replies to real questions, and their answers stay consistent.
